FULL-SERVICE RESIDENTIAL PROPERTY MANAGEMENT SERVICES
At Ardent Properties Inc. we work with owners to ensure that their property is well maintained and managed by offering the following services:

Advertising:

Ardent Properties Inc. maintains an online webpage with available property rentals, photographs and an online rental application form - www.ardentproperties.com. We also utilize a website with www.rentalsbc.com. Both sites are updated daily.

We co-ordinate all advertising in local newspapers and schedule property viewings with prospective tenants.

Application Process:

Ardent screens all prospective tenants through our detailed application form, as well as credit and reference checks through Tenant Verification Services. We do not show any vacant properties until we are in receipt of a completed application form from each prospective tenant; this allows us to pre-screen applicants.

Banking:

Ardent Properties Inc. maintains a pooled trust account, where monthly rents are collected and deposited. It is annually audited for the British Columbia Real Estate Council.

Collection:

Ardent collects monthly rent & utility fees from tenants, and corresponds with tenants in arrears. We administer other applicable fees such as Non-Sufficient Funds banking fees, late fees, etc. We also deal with any un-paid rents and proceed with Dispute Resolution actions if necessary.

Operating Statements:

We provide a detailed monthly statement of accounts for all income & expenses for the property for the corresponding month. We also provide a year end summary of the operating income and expenses for income tax purposes.

Disbursement of Rental Funds:

At Ardent we offer two methods of disbursing your rental funds. We conveniently deposit rental funds directly into the owner’s bank account when supplied with a “VOID” cheque, or we can mail the cheque directly to the owner with the monthly rental statement.

Emergency Response:

We provide a 24-hour answering/paging service to maintain a high level of communication, occupancy, and emergency services.

Tenant Disputes:

We handle any tenant disputes, and resolve issues at hand, and if required, attend any Dispute Resolution hearings and arrange for court actions/baliffs pertaining to evictions, delinquent payment collections, etc.

Move-In / Move Out:

We provide a comprehensive move-in / move-out inspection report with digital photographs. We also conduct regular interior and drive-by inspections of the property.

Residential Tenancy Agreements:

At Ardent we utilize a detailed tenancy agreement which conforms to all of the requirements set out by the Residential Tenancy Act in addition to ensuring the tenant and the owner are protected and aware of their rights and obligations. We require a one year lease to be signed on all of our rental properties, which promotes full potential occupancy for the property.

Non-Resident Owners:

We co-ordinate the required filing of the NR6 & NR4 forms to Revenue Canada and your personal accountant in addition to preparing and submitting any ongoing remittance of non-resident withholding tax to Revenue Canada.

Apartment Building Management:

Ardent Properties Inc. is fully experienced to provide property management services for residential apartment buildings from 12 to 65 units. We cover all areas of the day to day building operations from resident caretakers, property maintenance, tenant selection and more!
